Hesperia 2-4 Unit Quarterly Trends

Q1 2026 activity showed no closed 2 to 4 unit sales in Hesperia. Q4 2025 numbers weren’t much better with only one closing.
However, as of April 8, 2026, there were seven active 2 to 4 unit active listings and three deals in escrow. Thus, some better Q2 2026 numbers are expected.
GRM’s for 2025 were high with most falling between a rounded range of 13 to 16 with an approximate 2025 average coming in at 13.4. That’s a lower level relative to the 2024 average GRM of 14.8.
Prices for 2025 were the highest we’ve seen since we’ve been keeping records (except for average unit sizes over 1,200 square feet).
