Hesperia closings have fallen off a cliff since the 1st quarter of this year. This was also the case with Apple Valley. The Hesperia data sample is small and therefore less reliable than that of Apple Valley which has the largest sample size of the three cities were are tracking. However, it is interesting to note that as closings fell, so did average price paid per unit. It may be a coincidence that job numbers also dropped in the 3rd quarter. Generally speaking, job numbers and unemployment are lagging indicators. That means an event happens first that triggers an employment trend after the event in question. Rising interest rates are the likely culprit coupled with peak 2 to 4 sales prices per unit.
