- Q2 2026 activity showed five closed 2 to 4 unit sales which is up from zero closings in the previous quarter.
- GRM’s for 2025 were high with most falling between a rounded range of 13 to 16 with an approximate 2025 average coming in at 13.4. That’s a lower level relative to the 2024 average GRM of 14.8. So far, the average GRM for 2026 stands at 13.4+-.
- For average unit sizes up to approximately 1,000 square feet, prices for 2026 are the highest we’ve seen since we’ve been keeping records (2005).
