Victorville 2-4 Unit Price Trends

- Closing numbers remained pretty much flat in Q2 ’26. Quarterly closings have been bouncing around in the single digits Q4 2023. The majority of 2025 annual gross income multipliers (GRM) fell in the rounded range of 9 to 11 with a 2025 average to date of 11.7. The Q2 2026 average GRM was approximately 12.8 but is skewed by one high sale with a GM of 14.57. The 2026 average GRM (so far) falls at 10.9.
- Prices for 2026 based on average unit size were the highest we’ve seen for average unit sizes of 750 square feet or more. However, prices based on average unit sizes over 750 square feet are pretty much the same as 2024 and 2025. The 2Q 2026 figures shouldn’t be weighted too heavily since due to sample size.
