- Closing numbers for Q2 2026 totaled only two. Quarterly closings have been bouncing around in the single digits Q4 2023. The majority of 2025 annual gross income multipliers (GRM) fell in the rounded range of 9 to 11 with a 2025 average in the mid 11 area. The Q1 2026 average GRM was approximately 9.6 with Q2 2026 coming in at 12.8. However, one sale skewed the latter average to the high side.
- Prices for 2026 based on average unit size were among the highest we’ve seen since we started tracking this data back in 2005, however, they are vey close to 2024 and 2025 levels thereby implying a leveling off.
