Victorville 2-4 Unit Price Trends

- Closing numbers increased only slightly in Q1 2026. Quarterly closings have been bouncing around in the single digits Q4 2023. The majority of 2025 annual gross income multipliers (GRM) fell in the rounded range of 9 to 11 with a 2025 average to date of 11.7. The Q1 2026 average GRM was approximately 9.6.
- Prices for 2025 based on average unit size were the highest we’ve seen since we started tracking this data back in 2005. We don’t have enough data for a 2026 trend. So, 1Q 2026 shouldn’t be weighted too heavily since we found only three closed 2 to 4 unit sales.
