Q3 ’25 activity was slow with only 4 closings. So far, Q4 closings total only two. GRM’s are high with most falling between a rounded range of 13 to 16 with an approximate 2025 average (so far) of 14.25. That’s not much change from the 2024 average GRM of 14.8. Prices for 2025 (so far) were the highest we’ve seen since we’ve been keeping records (except for average unit sizes over 1,200 square feet).
