Apple Valley 2-4 unit sales for 2025 strengthened in Q3 but were down from the January 2025 high. The Q4 ’25 closing count was only three with the Q1 2026 level coming in even lower at two closed sales.
Average prices per unit for 2025 based on average unit size finished in about the same range as 2024 for average unit sizes under 1,000 square feet and slightly over 2024 levels for average unit sizes over 1,000 square feet.
GRM’s (gross rent multipliers) averaged approximately 12.4 in 2025. So far, there have been only two closed Apple Valley 2 to 4 unit sales showing an average GRM of 12.2. Note that 2025 GRM’s were erratic but generally in the 11 to 15 range. Generally speaking, lower rents tend to result in higher multipliers. Also, duplexes tend to exhibit higher GRM’s. So, be careful applying this average to your rents.
