Apple Valley 2-4 Unit Trends

Apple Valley 2-4 unit sales for 2025 strengthened in Q3 but were down from the January 2025 high. The Q4 ’25 closing count is only 2 so far with only two weeks to go. 

Average prices per unit for 2025 based on average unit size look like they’ll finish in about the same range as 2024 although 2025 prices for average unit sizes over 1,000 square feet are slightly above 2024 figures

GRM’s (gross rent multipliers) over the last 12 months have been erratic but generally in the 11 to 15 range. The average per our count is approximately 12.4.  Generally speaking, lower rents tend to result in higher multipliers. So, be careful applying this average to your rents.
